A Revit subscription costs US$3,005 a year, US$380 a month or US$9,020 for a three-year term billed in three annual payments (Autodesk list prices for the United States, seen on autodesk.com on 22 October 2026). Revit LT costs US$560 a year or US$70 a month. Revit is not sold as a perpetual licence. For occasional use there is Autodesk Flex, where one day of Revit costs 10 tokens, about US$30. The UK and German prices are below, together with what LT leaves out and when the three-year plan actually saves you money.

How much does Revit cost in 2026?

List prices per named user, seen on Autodesk's own buy pages on 22 October 2026. UK and German prices include estimated VAT as Autodesk shows them; US prices exclude sales tax.

Plan United States United Kingdom Germany
Revit, monthly$380£342€393
Revit, 1 year$3,005£2,712€3,106
Revit, 3-year term (3 annual payments)$9,020£8,136€9,324
Revit LT, monthly$70£60€72
Revit LT, 1 year$560£504€578
AEC Collection, 1 year (Revit, AutoCAD, Civil 3D, Navisworks and more)$3,675£3,318€3,797

Revit LT has no three-year option in Autodesk's own comparison table. Autodesk changes prices from time to time (resellers reported an increase of around 3% in May 2025), so check the buy page for your country before you budget.

Is the three-year plan cheaper?

Not at today's prices. The three-year term costs US$9,020 in total, paid in three annual payments; three single years at today's price is 3 × US$3,005 = US$9,015. What the three-year plan buys is a fixed price: if Autodesk raises the annual price during those three years, you do not pay the increase. It also commits you for three years. Choose it if you expect a price rise and are sure you will use Revit for all three years, not because it looks like a discount.

Monthly, yearly or Flex?

Monthly costs US$380 × 12 = US$4,560 a year, about half again as much as the annual plan. It makes sense for a project that lasts a few months, or for a temporary team member.

Autodesk Flex is pay per day. You buy tokens (the smallest pack is 33 tokens for US$99, after Autodesk cut the minimum from 100 tokens in June 2026), and opening Revit uses 10 tokens for 24 hours, so about US$30 a day. Tokens expire one year after purchase. At US$30 a day, Flex is cheaper than a monthly subscription only if you use Revit on fewer than about 12 days in a month, and cheaper than the annual plan only if you use it on fewer than about 100 days in a year. For someone who opens a Revit model a few days each month to check or export something, Flex is the cheapest legal way in.

Revit vs Revit LT: what LT leaves out

Revit LT costs less than a fifth of full Revit and models in the same file format. According to Autodesk's own comparison table, LT does not include:

  • Worksharing in the classic sense (a central model file on your own network that several people work in at once). Autodesk's table does list Cloud Models for Revit for LT, so check which kind of teamwork your office uses.
  • Importing and exporting PDFs from within Revit.
  • Dynamo, add-ins and the API: no scripting, no third-party plug-ins.
  • Point clouds: you cannot bring in a laser scan of an existing building.
  • Rendering inside Revit, conceptual massing and the analysis tools.
  • Structural and MEP modelling beyond the basics.

Autodesk's table has not been updated for every release, so confirm the one feature you depend on with a reseller or the free trial. For a sole practitioner drawing houses, LT is often enough. For a team sharing one model, it is not.

What the price does not include: the computer

Revit 2027 runs only on 64-bit Windows 11. Autodesk recommends 32 GB of memory or more for typical work (16 GB is the minimum, 64 GB for large models), a graphics card with 4 to 8 GB of memory, 30 GB of disk for the installation and up to 100 GB of temporary space. There is no Mac version: on a Mac you need a Windows virtual machine or a separate PC. If your team works on Macs, budget for that too.

Free and education licences

Students and teachers can get a free one-year education licence, renewable, for non-commercial use only (identity is checked through SheerID). There is a free 30-day trial. There is no free version for commercial work.

Refunds and cancelling

Autodesk's overview page states a 30-day refund window for annual and multi-year subscriptions and 15 days for monthly. After that, cancelling turns off automatic renewal and you keep access until the end of the paid term.

Does everyone in the office need a Revit licence?

No. Only the people who create or change the model do. Engineers, project managers, clients and contractors who only need to look at the drawings, check a dimension or mark up a sheet can work from the PDF set exported from Revit. That export is what goes to consultants and to site anyway. Autodesk also offers a free viewer for Revit models (Autodesk Viewer, in the browser), which shows the model but not editing tools.

The practical split is a modelling licence for those who model, and a PDF tool for everyone who reviews. A large, sheet-heavy Revit export is where a simple PDF reader struggles, so the PDF tool needs to open big drawing sets smoothly, measure to scale and keep markups as standard PDF annotations.

Quick summary

  • Revit: US$3,005 a year, US$380 a month, US$9,020 for three years (a price lock, not a discount).
  • Revit LT: US$560 a year. No worksharing, no add-ins or Dynamo, no point clouds.
  • AEC Collection: US$3,675 a year if you also need AutoCAD, Civil 3D or Navisworks.
  • Flex: about US$30 per day of Revit; the cheapest option below about 12 days a month.
  • Perpetual licence: not sold.
  • Mac: no native version; Windows 11 only.

Frequently asked questions

Can I buy Revit once and own it?

No. Revit is sold only as a subscription or through Flex tokens. Old perpetual licences that people still have keep working, but they are no longer sold and their versions do not get updates.

Is Revit LT enough for an architect?

For one person drawing small buildings, often yes. As soon as your team shares a central model on its own network, or you need a scan of an existing building or add-ins, you need full Revit.

Is the AEC Collection worth it?

The Collection costs US$670 a year more than Revit alone. It is worth it if you regularly use AutoCAD, Civil 3D or Navisworks as well, since buying even one of them separately costs more than the difference; compare the separate prices on autodesk.com for your country. If you only use Revit, it is not.

Does Revit run on a Mac?

Not natively. Mac users run it in a Windows virtual machine or on a separate Windows computer.

Do I need Revit to open a Revit drawing?

To edit the model, yes. To view and mark up the drawings, no: work from the PDF sheets exported from Revit, or view the model in the free Autodesk Viewer.

If you are the one who reviews Revit drawings rather than models them, Ncored is the desktop PDF editor we built in our architecture studio for large drawing sets from AutoCAD, Revit, and ArchiCAD. It runs on Windows and Mac (Apple Silicon), measures to scale, compares two revisions as an overlay, and keeps files on your computer. It costs €12.99 a month, €79.99 a year or €159 once, with a 14-day free trial at ncored.com.
